This is a big one — and it’s where a lot of buyers and especially sellers get burned.
Everyone says they’re a “top producer.” Everyone says they’re “#1 in the market.”
Here’s the truth: Most of those claims are exaggerated — not necessarily illegal, but definitely misleading. It’s called “puffery,” and while it’s allowed, it can cost you dearly if you don’t look past the surface.
You’re not just hiring someone who’s friendly.
You’re hiring someone to guide you through the biggest financial transaction of your life. Would you trust a brain surgeon who only did two surgeries last year? Of course not. So why would you hire a real estate agent who only closed two deals?
A low-producing or part-time agent simply doesn’t have the volume, network, or experience to deliver the results you need. If they’re only doing a couple of deals a year, they may not even have the income to properly market your home or the expertise to negotiate well on your behalf.
Here’s what you should do:
- Ask how many transactions they personally closed last year. (Hint: 50+ is a strong benchmark. Most House Karma agents do 100+.)
- Request their MLS production summary or broker ranking. This info is tracked by every MLS and real estate board — it’s not secret, and they CAN show it to you.
- Watch out for excuses. If they won’t show it or try to dodge the question, that’s a red flag.
Why does this matter?
- Top producers stay sharp because they’re in the game daily
- They know the latest trends, lender programs, and what’s actually selling
- They have serious marketing budgets, deep networks, and solid negotiation skills.
Bottom line: Don’t just trust what someone tells you — verify it.
You deserve to work with someone who not only talks a good game but backs it up with results.
