But here’s the reality: if buyers can’t get in to see it, they’re not going to make an offer.
In today’s market, buyers are busy. So are their agents. If your home isn’t available when they’re free, they may skip it altogether and move on to the next one. And that next one? Could be your competition.

- Saturday 10am–12pm
- Wednesday evening 5pm–7pm
This approach makes it easier for you to plan, and easier to keep the house looking sharp. Plus, when multiple buyers show up at once, it adds energy and creates a little healthy competition. That can actually help drive stronger offers—because no one wants to lose out when others are circling.
But we also know real life happens. Not every buyer can make your ideal window, and sometimes their agent’s availability is the issue. So while group showings are great, flexibility is still key.

Try to say “yes” to as many showings as you can—even if the timing isn’t perfect. The one buyer who falls in love with your house might only have one free slot in their week.
