A lot of sellers think that any licensed real estate agent can sell any home, anywhere. And technically, that’s true—licenses are issued by the state, so an agent could sell a house that’s 200 miles away.

But just because they can, doesn’t mean they should.

Real estate today is hyperlocal. Buyers do their research. They know the schools, the HOA rules, the traffic patterns, the local hangouts, and even which side of the neighborhood has better morning light. Some buyers know a specific neighborhood better than the agents showing them homes—and that’s not a good thing if your listing agent can’t keep up.

Why this matters:

  • Pricing and marketing vary block by block in many areas
  • Local trends, buyer demand, and even inspection quirks are different across ZIP codes
  • An agent who doesn’t know your neighborhood can’t properly market your home’s true value

You need someone who knows what makes your area special—and can communicate that clearly and confidently in their marketing and advertising. That’s how you attract serious, qualified buyers who already want to be in your area.

  • Do they live or work near your home?
  • Do they know the community, amenities, schools, and local buyer trends?
  • Have they sold other homes in your neighborhood recently?

We recommend sticking with agents who are within 5–10 miles of your home, or who consistently list and sell in your specific area. The closer they are, the more they know—and that knowledge can make the difference between a slow sale and a bidding war.
