Don’t be home during showings. Seriously — don’t do it.
We know it’s your house, and it can feel strange to let strangers roam through it without you there. But when you stick around, even just quietly in the corner, it changes everything.
Why Your Presence Backfires:
- You make buyers nervous. They can’t relax, explore, or picture themselves living there.
- You shrink the space. One extra person in the room makes it feel smaller — especially if you’re hovering.
- You kill the vibe. Buyers want to chat freely, open closets, linger, and imagine. They won’t do that if you’re standing in the hallway.
And worst of all?
If You Talk… You Lose.
You can’t win if you say anything:
- If you’re honest and mention a flaw — they’ll believe you.
- If you say something great — they’ll assume you’re just trying to sell them.
Either way, it puts you at a disadvantage.
Even answering simple questions can backfire. You might reveal something that weakens your negotiation power — or worse, contradict your agent.

If you absolutely must be home during a showing:
- Step outside. Take a walk. Sit in the backyard.
- Avoid eye contact and conversation. Let your agent do their job.
